The address says Zephyrhills; the location functions like Wesley Chapel. For buyers, that means Zephyrhills pricing with Wesley Chapel access.

Getting there is straightforward from multiple directions. Head eastbound on SR-52 and you're about five minutes from the community gates. Alternatively, take SR-54 northbound and you drop right into it. The third main entrance loops in from the Epperson community side, coming around Handcart Road from the south. From any of those approaches, you're plugged into SR-56, US-301, and I-75 within a short drive — Tampa is roughly 45 minutes, and the I-75 interchange is 15–20 minutes at most.

What that SR-52/54/56 grid gives you practically: the Publix, Chick-fil-A, and Starbucks cluster near Epperson Lagoon and Mirada Lagoon is close enough to be your everyday stop. The Shops at Wiregrass and KRATE at The Grove are a short drive down SR-56 for bigger retail and dining. The Wesley Chapel core — AdventHealth, more dining, Outlet stores — is under 20 minutes.

That gap narrows as the SR-52/54 corridor fills in with new schools, new retail, and the Super Park. Buyers who got into Two Rivers and Epperson at grand opening captured the most equity. Homes by WestBay is what we classify as a level-3 builder. That means a full custom design studio, structural upgrade options, premium standard finishes, and a build process that requires more planning — and more cash on hand — than a spec-home purchase. You don't just pick a floor plan and wait for the keys.

All lots in the WestBay section are 60-foot frontage, with select lots backing to open space for those panoramic rolling-hill views. Standard and coastal elevations are available, all with paver driveways. WestBay operates a 3,500 sq ft design studio where you select floors, cabinets, countertops, lighting, and structural layout changes. We're currently helping an out-of-state buyer from Kansas navigate this process remotely — flying the drone for lot comparisons, attending in their place, and working through our relationship with a WestBay sales rep who has been with the company since the very beginning, with a direct line to the company's ownership.

Christian's Take: The Design Studio Deposit Trap Most Buyers Never See Coming

Here's what the builder's sales rep will not walk you through clearly before you're already in the design studio, holding paint swatches and picking quartz countertops.

WestBay — like most level-3 builders — will offer you a design studio incentive as part of your contract. Let's say they give you $50,000 in studio credit. You walk in, you fall in love with the custom cabinetry, the upgraded tile, the built-in features — and you end up spending $150,000 total. That $100,000 overage above your incentive? WestBay will collect 15% of it as an additional deposit, due upfront. In this example, that's $15,000 — not at closing, not rolled in. Right now.

That's the base case. What most buyers miss is the clause further down: in some scenarios, WestBay reserves the right to collect up to 100% of the design studio overage upfront. If you go $100,000 over your incentive and they invoke that clause, you're writing a six-figure check before your slab is poured.

For Artisan series buyers, we tell clients to plan on having $100,000 to $200,000 liquid beyond their standard down payment — that covers the 15% base deposit on the purchase price plus the potential design studio exposure. This is not hypothetical. We've seen it happen.

One more thing: we had a teammate working with a VA buyer interested in this community who didn't realize VA loan status doesn't eliminate the need for cash reserves at the design studio stage. VA covers your down payment; it doesn't cover design studio overage deposits. You still need skin in the game regardless of loan type.

We go through the design studio with our clients as part of our standard service, at no cost to you. The builder pays us at closing. This guidance alone has saved buyers from six-figure surprises.
