At More FLA Homes, we've been spending a lot of time in this community, touring homes and meeting with builders. Today, we're breaking down everything you need to know about Pulte's offerings at Seaflower -- from floor plans and pricing to the buying process and why this community stands out.
The Location: Steps from the Coast
Seaflower sits on the site of an old flower farm in Bradenton, just eight miles from Anna Maria Island -- one of the most celebrated beaches in all of Florida, if not the entire country. You're also minutes from Bradenton Beach, Longboat Key, and the Intracoastal Waterway.
Beyond the beaches, the area is loaded with lifestyle perks:
- Fishing docks and boat rentals just three miles down the road
- IMG Golf Course practically around the corner
- A brand-new shopping plaza being built adjacent to the community
- Easy access to downtown Bradenton and Sarasota
This part of the coast has historically been filled with older homes, so finding brand-new construction this close to the water at these price points is a rare opportunity.
Pulte Homes at Seaflower: Floor Plans & Pricing
Pulte is one of five builders at Seaflower, and they're bringing serious value to the table. With nine different floor plans available, homes range from approximately 1,400 to 2,800 square feet, with pricing starting around $500,000 and topping out just under $600,000.
Pulte offers three different collections -- essentially three tiers of home packages that cater to a wide range of buyers. Whether you're a retiree looking for a smaller coastal retreat or a growing family that needs more room, there's likely a plan that fits.
One thing that sets Pulte apart from the other builders in Seaflower: they're the only builder with traditional front-facing garages and driveways. The other larger builders in the community are using rear-loaded alley-style garages. The advantage of the traditional layout? You actually get a usable backyard -- and if you want to add a pool, you have the space to do it.
The Buying Process
Pulte operates a bit differently than some of the other builders in the community. They release lots in phases, meaning not every lot is available at once. This is strategic -- they want to sell through sections of the community in a controlled way rather than opening everything up at once.
Here's how it works:
1. Get on the list: We connect you with Pulte and get you on their buyer list for upcoming lot releases.
2. Pick your lot: When lots become available, you select the one that works for you.
3. Choose your floor plan: Pick from Pulte's nine available plans.
4. Visit the Design Center: Customize your finishes and selections.
5. Optional pool design: If you want a pool, Pulte can build it with the home.
6. Build timeline: Expect approximately 8 to 10 months from start to completion.
The key takeaway here: if you know you want to be in Seaflower with Pulte, it's important to get on their list early. We recently put a client on the list for a specific lot that's expected to open in the next 30 to 60 days. Timing and positioning matter.
The Fees: HOA & CDD
Living near the coast comes with fees, but the value is there:
- HOA: Approximately $300/month -- covers lawn care, road maintenance, and common area upkeep
- CDD: Approximately $200/month
- Total monthly fees: Around $500/month
For a coastal community with maintained landscaping, an upcoming amenity center, and the perks that come with it, $500/month is competitive. You're not mowing your lawn or worrying about exterior maintenance -- it's all handled.
The Pool Option
One major perk with Pulte at Seaflower: you can include a pool in your build and wrap it into your mortgage. This means no separate financing, no dealing with aftermarket pool contractors, and no headaches with moving AC units or working around tight lot lines after the home is built.
Our advice: if you're a pool person, do it during the build. The homes are close together, and having the builder coordinate everything from the start makes the process significantly smoother. Pulte says they can still deliver within their 10-month timeline even with a pool addition.

Built to Last: Impact Windows, Warranty & Energy Efficiency
Every builder in Seaflower is required by the developer to install impact windows, impact garage doors, and impact front doors. This isn't optional -- it's a community-wide standard. For a coastal community, that's a major win for homeowners when it comes to storm protection and insurance savings.
Pulte also brings one of the strongest warranties in the industry. They offer an extra 5-year water intrusion warranty that most builders simply don't provide. Given Seaflower's proximity to the coast, this added protection is especially meaningful.
On top of that, Pulte homes are built with energy efficiency in mind, which can help keep utility costs lower over the long term.
ADUs: An Added Income Opportunity
Pulte is one of the builders at Seaflower that allows you to add an ADU (Accessory Dwelling Unit) to your home. With Pulte, the ADU goes upstairs and costs approximately $85,000 to $90,000 extra. This is a great option if you're looking for rental income potential or need a separate space for a family member.
One important note for investors: there's a one-year residency requirement at Seaflower. You must live in the community for at least one year before you can rent out your home. However, renting out your ADU is a separate matter. This rule is designed to maintain the community feel and prevent bulk investor purchases from dominating the neighborhood.
The Other Builders at Seaflower
Pulte isn't the only game in town. Seaflower features five builders total, including Cardel Homes, David Weekley, and Issa Homes among others. Each builder brings a different approach:
- Cardel: Higher price points (starting in the $800s) with lot premiums built into the base price
- David Weekley: Not currently offering pool packages with builds
- Issa Homes: Hand-selected by the developer; model home expected to open soon
